No utilities are included in the rent. Water is billed along with your rent, electric service is through AEP, and there is no gas service at the property.

Guests are welcome! Residents are responsible for the behavior of their guests while on the property.
At this time, we do not offer price reductions for signing longer leases or paying rent in advance. We strive to keep our pricing competitive and fair for all residents.

There are no set dates for availability, but the pool and deck are generally open from Memorial Day through Labor Day, weather permitting. Occasionally, they remain accessible into October.
Yes, parking is available on a first-come, first-served basis with ample space for residents and guests.

We don’t offer furnished apartments directly, but our affiliates provide furnishings for those interested.
We kindly ask that residents make arrangements to receive their packages directly, as we’re unfortunately unable to hold deliveries at the leasing office.
The fitness center is open during office hours: Monday to Friday from 10 a.m. to 6 p.m., and Saturday from 10 a.m. to 4 p.m.
The gym is equipped with dumbbells, ellipticals, treadmills, a Smith machine, and exercise bikes. Photos of the gym can be found under the Photos section.
We adhere to local ordinances regarding quiet hours, and there are no fees for using communal spaces.
Maintenance
Yes, you are allowed to decorate the apartment, provided that no damage is caused.
If you are locked out during office hours, please visit the office for assistance. Outside of business hours, you will need to contact a locksmith.
No, your presence is not required for a service technician to perform the necessary work.
Maintenance issues are addressed in the order they are received and prioritized based on urgency.
If an item in your unit requires repair, you can submit a maintenance request through the resident portal, or by contacting the office via phone, text, or email. We are committed to responding promptly to your requests.
Yes, we have on-site maintenance staff available to promptly address any repair or maintenance needs you may have during your residency.
Before you move in, our maintenance and preparation team will ensure your apartment is in excellent condition. This includes:
- A full inspection of all appliances, plumbing, and electrical systems
- Fresh paint touch-ups or full repainting if needed
- Professional cleaning of the entire unit
- Replacing air filters and checking smoke detectors
- Ensuring locks and keys are working properly
- Making sure everything is move-in ready for your comfort and safety

The nearest dog park is Brooksedge Bark Park in Westerville, located about 5–10 minutes by car from our community at 5811 Spring Run Drive. It features three fenced sections for small and large dogs, shaded areas, water bowls and fountains, agility toys, and picnic seating—making it a fantastic spot for off-leash fun.
Our community is located within the Columbus City School District. This district serves a diverse range of educational needs and offers numerous academic and extracurricular programs. For information regarding specific school zoning, we recommend visiting the Columbus City Schools website or contacting their enrollment office directly.
The Berryessa is in close proximity to shopping centers, grocery stores, restaurants, parks, and schools. We're also just a short drive from Easton Town Center and John Glenn Columbus International Airport. With easy access to major highways, commuting to downtown Columbus or surrounding areas is quick and convenient.
